Email: sales@artcosigns.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0779 OLYMPIC VIEW APARTMENT SIGN AT 303 HOWELL WAY Dear Ms. Moore: I have reviewed your resubmittal for the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Sign Design: 1.It was noted that you added a base to the proposed sign in order for it to meet the definition of a monument sign since pole signs are not permitted at the subject site. Monument signs are defined as “freestanding signs that have integrated the structural component of the sign into the design of the sign and sign base.” Due to the fact that the proposed base is “russet brown” while the supports of the sign are “oyster,” the structural component of the base does not appear to be integrated with the design of the sign. It seems that coloring the base of the sign “oyster” would better match the design of the sign and would integrate the structural components with the overall design. Setbacks/Height: 2.Signs that exceed 3’ in height must meet the minimum required setbacks for the zone in which they are located. The subject site is within the RM-2.4 zone, which requires 15’ street setbacks from the western and southern property lines and 10’ side setbacks from the northern and eastern property lines. It was noted that you relocated the sign to be 15’ from the western property line and 10’ from the southern property line. However, in order to comply with the setback requirements applicable to the RM-2.4 zone, the sign would need to be 15’ from both the western and southern property lines. Therefore, please either relocate the sign so that it is 15’ from the western and southern property lines, or reduce the height of the sign to below 3’ so that it may be located within the minimum required setbacks. Landscaping: 3.Pursuant to ECDC 20.60.045.G, “Each freestanding sign shall have a landscaped area twice the size of the sign area at the base of the sign. The landscaping and sign base shall be protected from vehicles by substantial curbing.” You added a label for the landscape bed at the base of the sign with your resubmittal; however, the size of this landscape area and the type of landscaping was not indicated. Please show the extent of the landscape bed on the site plan and show that the sign will be surrounded by existing landscaping or provide a plan of the proposed landscaping. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
