OLYMPIC VIEW APARTMENT SIGN AT 303 HOWELL WAY
Dear Ms. Moore:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Pole Sign:
1.The proposed sign is stated on the application as being a monument sign; however, the
proposed sign meets the City’s definition of a pole sign (see definitions from ECDC 20.60.005 below).
Pursuant to ECDC 20.60.020.L, pole signs are not permitted for properties within the Downtown
Activity Center defined in the Comprehensive Plan. Since the subject site is located within the
Downtown Activity Center, the sign as proposed is not permitted. Therefore, please modify the
proposed sign so that it meets the definition of a monument sign. Please keep in mind with modifying
the design of the sign that the maximum allowed sign area is 10 square feet.
“Monument signs are freestanding signs that have integrated the structural
component of the sign into the design of the sign and sign base.”
“Pole signs are freestanding signs where the structural support for the sign is a
pole(s). Pole signs may include community event banners where the banner is
supported by at least two poles that are permanently attached to the ground.”
Setbacks/Height:
2.Signs that exceed 3’ in height must meet the minimum required setbacks for the
zone in which they are located. The subject site is within the RM-2.4 zone, which requires 15’ street
setbacks from the western and southern property lines and 10’ side setbacks from the northern and
eastern property lines. Therefore, please either reduce the height of the proposed sign to be under 3’ in
height, or relocate the sign on the site so that it meets the minimum required setbacks.
Landscaping:
3.Pursuant to ECDC 20.60.045.G, “Each freestanding sign shall have a landscaped area
twice the size of the sign area at the base of the sign. The landscaping and sign base shall be protected
from vehicles by substantial curbing.” Please indicate the landscaped area for the proposed sign on
the site plan and show that the sign will be surrounded by existing landscaping or provide a plan of the
proposed landscaping.
Number of Signs:
4.Please indicate whether there are any existing wall or freestanding signs on site. If
there are any existing signs, please indicate if they are proposed to be removed. Pursuant to ECDC
20.60.045, each site is permitted only one freestanding sign. If any existing wall signs are to be
retained, the area of these signs must be counted against the 10 square feet of total sign area allowed.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at
