PORCH ADDITION AT 20709 MAPLEWOOD DRIVE
Dear Mr. Scott:
I have reviewed the above building permit application for the Planning Division. Before I can sign
off on the permit, however, the following information needs to be clarified:
Plot Plan: The plot plan submitted does not appear to accurately show the position of the
existing house on the parcel. The north street setback is shown as 25'. While this is the
regular street setback for the RS-12 zone, this particular setback was actually reduced to 17'
through a variance in 1992 (V-92-104). The variance was granted as part of the subdivision
process for the seven lots created in P-92-46. The variance made the house conforming with
respect to the northern street setback. It is uncertain but it appears that some or all of the
porch on the northern side of the house extends into the reduced 17' street setback and would
be considered nonconforming as a result.
The position of these elements and reduced northern setback does not impact the current
proposal except for the fact that a true and accurate site plan must be submitted. Please
submit an updated plot plan showing the correct position of the existing structure on the lot as
well as the appropriate setbacks. Also, the `rear setback' indicated from the eastern property
line is actually considered a side setback since the parcel is a comer lot (two streets, two
sides).
Make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am
to 4:30 pm, except on Wednesdays when we are closed for permit review. If you have any questions,
