During the review of the resubmitted plans for the above noted project, it was found that the
following information, clarifications or changes are needed. Please provide written responses as to
where the changes can be found on the plans, and submit revised plans/documents to a Permit
Coordinator. The comment numbers are based on the original and subsequent comments and
responses.
1.The citys consulting engineer has not yet responded to the latest comments. If there are
additional comments, these will be forwarded as soon as possible.
9. Planning will be discussing the height issue.
20. There is some confusion as to the definition of an Exit Passageway, see Section 1021. The
hatched area showing a path to the exit door does not constitutes an exit passageway. In order
for the space to be considered an exit passageway, the space shall be enclosed with floor,
ceiling, and wall construction of not less than one hour, 1021.3. Exit passageways shall be
constructed as fire barriers according to Section 706. The elevators shall not open into the exit
passageway, 1021.4. Perhaps a separated elevator lobby is in order.
20. (Additional) The door at the bottom of the stairs is crowding the landing. IBC 1009.4, exception
2: Doors opening onto a landing shall not reduce the landing width to less than ½ the required
width. When fully open, the door cannot project more than 7 into a landing.
29. Handrail extensions: The six inch extension note provided is incorrect. The handrails shall
extend horizontally at least 12 beyond the top riser and continue to slope for the depth of one
tread beyond the bottom riser, IBC 1012.5.
New: Looking over the different fire resistive rated construction, a couple of items should be
addressed. Provide the Gypsum Association File Number for the one hour beam wraps, one
hour floor ceiling assembly, and the one hour rated overhang from sheet A8. Provide a detail for
each of the listed, tested assemblies. Typically one layer of gypsum surrounding a beam or
column does not constitute one hour protection.
