23931 HWY 99 EXTERIOR RENOVATIONS
On behalf of the Planning Division, I have reviewed the above building permit application. Some additional information is still required. Please respond in writing to the following:
Landscape Plan. Please submit a landscape plan for the 4’ strip along Highway 99 and the landscape area just south of the building. The Edmonds Community Development Code requires
Type IV landscaping in these areas. A description of Type IV landscaping is included in Edmonds Community Development Code 20.13.030D. ‘Type IV Landscaping. Type IV landscaping is
intended to provide visual relief where clear sight is desired to see signage or into adjacent space for safety concerns. (1) Trees shall be deciduous and planted 25 feet on center
and the trunk shall be free of branches below six feet in height. (2) Plant materials which will cover the ground within three years, and which will not exceed three and one-half feet
in height.’
Lighting Plan. Please show on the site plan and building elevations where the exterior lighting will be located. Include schematics of the fixtures that will be used.
Colored Elevations. Please submit two copies of colored elevations to better illustrate the proposed design of the building.
Building Design. Please submit a written response demonstrating compliance with ECDC 16.60.030C4. You only need to incorporate four of the design elements. ECDC 16.30.030C4 states,
‘To ensure that buildings do not display blank, unattractive walls to the abutting streets or residential properties, walls or portions of walls abutting streets or visible from residentially
zoned properties
shall have architectural treatment applied by incorporating at least four of the following elements into the design of the facade: (a) Masonry (except for flat concrete block); (b) Concrete
or masonry plinth at the base of the wall; (c) Belt courses of a different texture and color; (d) Projecting cornice; (e) Projecting metal canopy; (f) Decorative tilework; (g) Trellis
containing planting; (h) Medallions; (i) Artwork or wall graphics; (j) Vertical differentiation; (k) Lighting fixtures; (l) An architectural element not listed above, as approved,
that meets the intent.
Awnings. Indicate whether the awnings will be canvas or metal. If canvas, provide a color sample and also show on the colored elevations. A separate permit may be required.
Signage. Please note that the proposed location for the tenant signage will require a separate building permit. No written response necessary.
You may red-line the existing site plans, if necessary or submit new copies. If submitting new copies, please include 3 copies of the site plan and 2 copies of the elevation views.
Make all submittals to a Development Services Permit Coordinator, Monday, Tuesday, Thursday or Friday, 8:00 am to 4:30 pm. If you have any questions, feel free to contact me at 425.771.0220.
