Please respond to the following items, so that I can complete my review: 1.Coverage Calculations : Please provide coverage calculations and include them on your site plan. Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. 2.Height Calculations: Please provide height calculations of the accessory building as shown on the enclosed Height Calculation Handout. th 3.Property setbacks: The property at 23431 94 Ave W is zoned RS-8 (Single-Family Residential). Setbacks for the RS-8 zone are: Street Setback Side Setback Rear Setback 1 25 feet 7 ½ feet 15 feet 1 For accessory structures of less than 600 square feet, the rear setback can be reduced to 5 feet. Please indicate the location of the accessory structure and setback distances on your site plan. 4.Site Plan: Please revise the site plan at a scale of 1” to 20’ and include the following ( Also ): see the enclosed handout on Accessory Structure Permit Submittal Requirements a.Property owner’s name, tax account parcel number and street address b.North arrow designation and property line dimensions c.Streets, approaches, driveways, sidewalks, alleys, easements (public and private), paved areas, street dedications and adjacent City right-of-way (developed or undeveloped) d.Location of; side sewer, cleanouts, water meter, water service, gas, cable and phone lines, fire hydrants, telephone poles, utility transformers, etc. e.Existing physical features and water courses of any size, i.e., streams, creeks, ponds, ditches, etc. f.Dimension all buildings and structures (label as existing or proposed), indicate setback distances, lot area and lot coverage (buildings to be demolished or moved require a separate permit) g.Building height calculations (See Enclosed Height Calculation Handout) h.Impervious surface calculations, existing and proposed, specify the year installed Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
