POLE SIGN AT HARVEY'S (21116 HIGHWAY 99)
Dear Jim:
Thank you for submitting the Critical Areas Checklist — I have reviewed and signed off on that.
I have also reviewed the sign permit in more detail and before I can approve the permit,
following information needs to be clarified:
1. Landscauine: With the establishment of the proposed pole sign in a new location on the
parcel at 21116 Highway 99, the Code requires an area at the base of the pole to be
landscaped. According to ECDC 20.60.045.G.1:
Each freestanding sign shall have a landscaped area twice the size of the sign
area at the base of the sign. The landscaping and sign base shall be protected
from vehicles by substantial curbing.
In this case, since the sign is proposed to be 57.5 square feet, the landscaped area at
the base of the sign must be at least 115 square feet in size, protected by curbing.
To provide the landscaping, it would appear that one parking space will need to be
removed in the line of stalls along Highway 99. Removing a space on the site should
not be a concern since 13 parking spaces must be provided on the site per ECDC
17.50 (1 space/200 sf of restaurant or tavern floor area — Harvey's is 2,600 square
feet) and more than 14 spaces appear to exist on the site (based on aerial
photography).
So that I can continue my review, please submit the following items:
➢ Existing and proposed parking plans
➢ Landscaping plan showing proposed improvements around the base of the
sign including the selected plants (low -growing shrubs and groundcover per
ECDC 20.13.015)
➢ Landscaping cost estimate (materials and labor)
