On behalf of the Planning Division, I have reviewed the above building permit application.
Please respond in writing to the following:
1.Site Plan.
a.Scale. As submitted the site plan does not seem to be to the scale of 1 inch
equals 20 feet. Some of the dimensions line up, but others do not.
b.Setbacks. The required setback from the north property line is 7.5 feet from
the property line. The site plan indicates that the northwest corner of the
deck is 4.5 feet from the property line. The deck may be located 5 feet from
the north property line, if that portion of the deck which encroaches into the
setback areas does not exceed 30 inches above the ground and it is not
covered. Also please identify the number of feet that the deck is from the
front property line.
c.Labels. Identify the portion(s) of the deck that is covered, including both the
existing and new deck. Label the areas as ‘covered deck’ on the site plan.
Label the deck as covered.
2.Height Calculations. Since the deck is covered, height calculations will be required.
A handout is enclosed, which explains what additional information will be needed on
the site plan. Elevation views will also be required. Please refer to the handout.
3.Critical Areas Determination. By now you have likely received a copy of the Critical
Areas Reconnaissance report. It appears that the slope on the property appears to be
an Erosion Hazard Area, as defined by the Edmonds Community Development Code
23.80. The Planning Division has no additional requirements, but the Engineering
Division likely will. Please contact JoAnne Zulauf to determine if she needs
