RENFRO RE -ROOF PERMIT APPLICATION AT 9510 EDMONDS WAY
Dear Mr. and Mrs. Renfro:
I have reviewed the above building permit application for the Planning Division, and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Existing Garages: The two existing garages are labeled on your site plan as being detached; however, based
on the building elevations as well as a photo found on the County Assessor's website (see attached), it
appears that these garages may be attached to the exterior walls of the duplex. Are there any structural
elements connecting the garage roofs to the duplex? Or, is there no structural connection between the garage
roofs and the duplex? Additionally, the rooflines shown on the garages in the building elevations appear to
differ from the photo (i.e. two pitches are shown on the building elevations, while only one pitch is shown in
the photo). Please correct the building elevations to reflect the correct configuration of the garage roofs.
Height Calculations: Per ECDC 21.40.030.13, the height rectangle used for your height calculations shall be
the smallest rectangle that will enclose all of the building, excluding a maximum of 30 inches of eaves. The
height rectangle shown on your site plan would only be correct if the existing garages are structurally
attached to the duplex (see comment #1). If the existing garages are in fact detached, they should be excluded
from the height rectangle, and the height rectangle should be reduced in size to enclose the duplex only,
excluding up to 30 inches of eaves. Therefore, please update your height rectangle to exclude the garages if
they are detached. Additionally, please update the elevations of the four corners of the height rectangle, and
update the height calculations shown on the site pian and building elevations accordingly.
3. Maximum Height: Please show and label the maximum allowed height on the building elevations.
4. Datum Point: The datum point you have selected (manhole cover in Edmonds Way) will be too dangerous
for our Building Inspector to use for the height inspections. Therefore, please select an alternative datum
point, such as a water meter, top/base of fire hydrant, catch basin, etc, that the Building Inspector will be able
to safely use for the height inspection.
Nonconforming_ Setbacks: Your site plan indicates that the existing duplex is 9' from the eastern property
line. ECDC 16.3 0.030 requires a 10' side setback for properties within the RM -1.5 zone; therefore, the
existing duplex does not meet the minimum required side setback from the eastern property line. Pursuant to
Interpretation File No. 2003-2, adding to the pitch of a roof within a nonconforming setback may be allowed
so long as there is no addition to livable area, either vertically or horizontally. Therefore, please confirm that
no addition to livable area (including storage space) will be made within the portion of the duplex that does
not meet the minimum required 10' side setback from the eastern property line.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, between 8:00
