REPLACEMENT SIGNS AT 21616 76Tn AVENUE WEST
Dear Mr. Mason:
I have reviewed the above building permit application for the Planning Division. Before I can sign
off on the permit, however, the following information needs to be clarified:
Street Setback: As we had discussed during your initial research regarding the subject site last
fall, the parcel is zoned RM-2.4 but signage (for height and square footage) is calculated per the
standards for the BN zone. The RM zone requires a 15' property line setback, in this case along
76`h Avenue West and 216`h Street SW. Given the drawings submitted, it appears that the
existing signs are set back 15' from the face of the curb, not from the property line. Structures
such as monument signs may be located within a required setback only if they are less than 36"
high as measured from the ground to the top of the sign. As the proposed signs are 6' tall (plus
the base), please verify the location of the proposed signs relative to the required 15' property
line setback.
If the replacement signs do not meet the setback requirement, there are two options. First, the
signs could be redesigned to meet the 36" requirement for structures in setbacks. This would be
the least costly option and could be quickly approved. A lower, wider sign could transmit the
same information. Alternatively, you could apply for a variance to decrease the setback distance
for the signs. Variances are reviewed by the hearing examiner and must meet the six criteria
found in ECDC 20.85. The downsides to a variance are that it takes between 3 and 4 months to
process, they cost about $1,500, and there is no guarantee that the application will be approved.
