Before I can sign off on the permit, however, the following information needs to be clarified: 1. Landscaping: Based on the updated site plan submitted on February 4, it appears that the proposed monument signs will meet the required 15' property line setback along 76`h and 2161h. Thank you for addressing that requirement. The relocated signs will still have to meet the landscaping requirement, however. It appears that the sign on the corner of 76`h and 216`h will be relocated into an existing parking space. If that is the case, additional landscaping must be provided and new curbing constructed. According to ECDC 20.60.045.G: G. Landscaping. 1. Each freestanding sign shall have a landscaped area twice the size of the sign area at the base of the sign. The landscaping and sign base shall be protected from vehicles by substantial curbing. If applicable, please provide a landscaping plan that shows the removal of the parking space and any proposed landscaping to be removed/installed in and around the base of the sign. With the landscaping plan, provide a cost estimate for the materials and labor. Regarding the southern sign, it appears that it can be situated amongst existing landscaping. However, if new landscaping is anticipated around that sign or if some smaller shrubbery needs to be removed to increase the sign's visibility due to its new recessed position, please also indicate that on the landscape plan. The Engineering Division can provide you with details regarding curb construction. Make all building permit submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you have any questions, please contact me at (425) 771-0220. Sincerely, Mike Clugston, AICP Planner
