During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Engineer of Record (EOR) to justify using the existing foundation (circa 1963) for the additional
vertical and lateral loads. If steel reinforcement is to be used in the calculations, the existing
reinforcement will have to be proven through special inspection, producing the original building
plans, or other means deemed acceptable by the City Building Official.
2.EOR to provide a shear transfer detail at the floor joist level of the cantilevered floor joist.
There appears to be no details for toe-nailing of rotation blocking to the wall below, hardware
connections (A35 or similar), nailing through the floor diaphragm to the blocking, etc. that
would typically be used to transfer the lateral forces from the upstairs to the wall below, then to
the foundation.
3.The elevation drawing does not appear to leave room for the typical 4x8 header at the new crawl
space storage access door. Call out header size at that location.
4.Indicate blocking requirement for the top of the wall sheathing at the heel truss in detail K/10.
5.Indicate vent baffles at rafter location detail M/10 to allow the 2 screened holes to vent the
rafter bays.
