Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.The civil plan issue with the City Engineering Department needs to be resolved prior to Building Division’s approval of plans. 2.Provide listed firestop systems for each type of through and membrane penetrations through rated assemblies. Take note that there are multiple types of 1, 2. 3 hour assemblies that are penetrated, both horizontal and vertical. Penetration size will vary accordingly. Pipe materials make a difference, too. 3.The following issues may occur at a number of locations. Address the situation at all locations. a.The drawings seem to show horizontal flat venting prior to being 6” above the flood rim level of the fixture served in contrast to UPC 905.3. The showers are the most noticeable areas where this appears to occur. b.Kitchen sink trap arm lengths exceed the code maximum. c.A number of water closet locations, e.g. MBR @unit 202 seem to be missing the 2” vent. 4.Water Heaters requirements missing the following: a.Pan with drain and drain termination b.Temperature and Pressure Relief valve piping and termination. c.If a floor drain is proposed then it needs to be shown with the trap primer d.Is the water heater a direct vent type? If not, then show the source and size of combustion air to the mechanical closet. 5.Provide gas piping plan. 6.Is the elevator provided with a pit and a sump? If so, provide plumbing plans. 7.Provide vault details for the sump pump proposed on the outfall side of the oil water separator. 8.How is freeze protection provided to the water piping in the garage? 9.Show the piping from the waste lines to the vents.
