During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Provide a full height section detail at the addition, from the bottom of the footing to the top of
the roof. The area under the addition (indicated as first floor plan on sheet 1 of 3 in the
engineering) could be construed as usable space, and a section detail will help in that
determination.
2.Show the location and size of the existing covered porch footing in relation to the new footings
and foundation.
3.Show a footing drain on both the plans and site plan. Obtain approval from engineering for the
footing drain discharge location.
4.How is attic ventilation obtained. If holes are to be bored through the bird blocking, indicate
size, quantity, and locations.
5.Engineer of record to provide a shear wall schedule and plan. The lateral check note on page 1
of 11 states the 25% meets the IRC requirements. In this case, due to the window locations in
proximity to the corners and brace panel sizes, alternate brace panels would be required (shear
walls as the IBC identifies them). In addition, additional windows have been added to the
existing structure, and these wall lines need to be addressed.
6.The bumpout addition is penciled in on one set of plans, but needs to be shown on all floor plans
affected. This will also be added to the square footage for permit purposes.
