Retaining Walls: 2.The following comments are in regards to the proposed retaining walls located on Parcel No. 27031300103100: a.As stated in Jeanie McConnell’s letter dated October 23, 2009, your resubmittal indicates that the proposed retaining wall is located on Parcel No. 27031300103100. Snohomish County Assessor records indicate that this parcel is not owned by the Sharawys. Please state whether the Sharawys are aware that they do not own the parcel. If the Sharawys are under the impression that they own this parcel, they will need to provide evidence of ownership. If this parcel is not owned by the Sharawys, the City cannot grant permission to construct the retaining walls as shown on the site plan. b.Retaining walls are considered structures if they exceed three feet in height over original grade and must meet the minimum required setbacks for the property. Your plans indicate that the walls will not exceed 36” above original grade; however, elevations of the portions of the walls located within the minimum required setbacks are required at 5-foot intervals to show that the walls will not exceed three feet in height over original grade where located within the minimum required setbacks. Therefore, please provide original grade, toe of wall, and top of wall elevations of the proposed walls at 5-foot intervals for the portions within the minimum required setbacks to ensure that the walls will not exceed three feet in height over original grade. : Height CalculationsThe corrections to your height calculations that I requested in my letter dated 3. June 10, 2009 were made; however, the old numbers were not removed from the site plan, which makes it very confusing which numbers are correct. Please remove the incorrect numbers. This may be done by redlining your plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
