Dear Mr. Mock: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Property Dimensions: 1.Your site plan indicates proposed lot lines; however, these lot lines appear to be the existing lot lines following the lot line adjustment that was recorded in 1980. Please refer to the property dimensions of Lot 1 of LL-1980-17 (see attached), and correct the dimensions of the site accordingly. This may be redlined on your site plan. Lot Coverage: 2.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please provide a breakdown of the lot coverage calculations on the site plan, including the footprint of the existing residence, garage, and deck as well as that of the proposed deck and stairs. The maximum allowed lot coverage for the RS-12 zone is 35% of the net lot area. The lot coverage calculations may be redlined on your site plan. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
