On behalf of the Planning Division, I have reviewed the above building permit application.
During review of the subject submittal, it was found that the following information, corrections,
or clarifications need to be addressed. Please respond to the following items, so that the review
can be completed:
Setback:
1. The subject property is zoned RS-12 (Single-family residential). Setbacks for
RS-12 zoned property is outlined in ECDC 16.20.030 and are as follows:

RS-12 25 feet 10 feet 25 feet
The plans submitted for the deck indicate the proposed stairs on the north side of the deck off
the dining room would be 6 feet 9 inches from the property line. This setback does not meet
the required side setback for the RS-12 zone. Please revise the plans so that the stairs would
meet the required setbacks.
