REPLACMENT/EXPANSION OF DECK AND ROOF AT 914 EDMONDS ST.
Dear Mr. Oldelehr:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
Critical Areas: The proposed deck replacement and expansion is taking place within
identified critical areas pursuant to ECDC 23.40; specifically, the site contains or is
adjacent to Shell Creek and its associated wetlands and exhibits slopes which range
from erosion to possible landslide hazards (CRA. -2009-0033). Critical area reviews
were performed when the house was permitted in 2004 but the critical areas codes have
been updated since that time and the reviews and associated critical areas
variance/reasonable use exception (V-04-36) were specific to the construction of the
house only and did not apply to future development. As a result, please submit critical
areas reports describing the impact of the proposed deck on the slope (per ECDC 23.80)
and on Shell Creek and its wetlands (per ECDC 23.90 and 23.50).
Please make all submittals to a Development Services Permit Coordinator, Monday through
