MCMAHON DECKS AND STAIRS AT 831 MAIN STREET
Dear Mr. Taylor:
I have reviewed the above building permit application for the Planning Division, and it was found
that the following information, corrections, or clarifications will need to be addressed before review
can continue:
Height:
1.Although the height of the upper floor deck will be lower than the highest point of the
residence, it must be shown that the top of the deck railing does not exceed the maximum
allowed height of 25 feet. Therefore, please provide height calculations showing the average
grade, maximum allowed height, and proposed height to the top of the deck railing. The height
calculations must be based on a datum point that will not move during construction, such as a
water meter, top of a fire hydrant, etc. I am enclosing the City’s height calculation handout for
your reference. The height rectangle and height calculations should be shown on the site plan,
and the elevations of the average grade, maximum allowed height, and proposed height should
be shown on the building elevations page.
Lot Coverage:
2.Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or from
a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area.
Please provide a breakdown of the lot coverage calculations on the site plan, including the
footprint of the existing residence, garage, and any other existing structures, as well as the
footprint of the proposed decks and stairs. The maximum allowed lot coverage for the RS-6
zone is 35% of the net lot area. Therefore, in addition to providing a breakdown of the total lot
coverage on the site plan, please also provide the coverage as a percentage of the net lot area.
