09-0314 Lukata remodel.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: 6/4/2009 TO: Ayman Lukata nd 9108 192 St SW Edmonds, WA 98026 RE: Plan Check: BLD20090314 Project: Remodel Project Address: same During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Indicate what type of fireplace was replaced with what. Was it a masonry, gas, zero clearance, etc? Is that the type of fireplace that is replacing it? If it is a solid fuel burning appliance, where is the source of combustion air? 2.Has new roof sheathing and/or roofing been installed? 3.Have new or additional gas pipe lines been installed? 4.Provide a floor plan to scale indicating the new or replaced windows and sizes. Indicate all the window and door openings that have been filled in, and all the new openings that have been framed in the walls. Include accurate sizes. The rough plans originally submitted indicate that a 4/0x4/0 window was installed in the garage, which does not appear to be an accurate size, based on pictures of the remodel. 5.Obtain an electrical permit from the State of WA, Department of Labor and Industries for all electrical work performed. 6.Provide a detail for the method used to flash the windows,doors, stone and surrounding trim. 7.Provide a cross section of the framing and siding including the type of moisture barrier/building wrap that was used. This would be for the infill framed areas, as well as identifying the building wrap under all the new siding. 8.Provide a detail as to how the deck was cut off and filled in. Include blocking and sheathing with a nailing schedule. 9.The new guard leading from the entry to the driveway is the means of egress. Where there is four or more rises in any run of steps, there will need to be a grippable handrail installed. If the potential fall is greater than 30”, the guard cannot allow a shere 4” to pass through anywhere within 36” of the floor, or 34” from the plane of the nose of the treads. Indicate the distance from the landing and walkway to the adjacent grade. Feel free to contact me if I can answer any questions regarding the building plan review.
