RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2009-0316 & 0317

Dear Mr. Tiegs:
I have reviewed the above building permit applications for the Planning Division. Before I can sign off
on the permits, however, the following information needs to be clarified in a written response:
1. The associated geotechnical report appears to largely satisfy the requirements of Chapters 23.40
and 23.80 of the Edmonds Community Development Code (ECDC). However, please
comment generally on how the proposed project satisfies the design standards of ECDC
23.80.070.A.3, and speak specifically to the new paving which encroaches extensively into the
proposed 30' geotechnical setback/buffer.
2. On Sheet A1.0, Grading and Demolition Site Plan, please show the temporary erosion and
sediment control BMP(s) selected to protect the steep slope area to the east of the subject
parcel, particularly since the `area of construction staging' is to be within the slope
setback/buffer.
3. Please verify the height calculations. Per ECDC 21.40.030.13, "if a corner falls off the site, its
elevation shall be the average elevation of the two points projected downward where the two
sides of the rectangle cross the property line." The proposed 140.10' average grade seems to
have been calculated by averaging all five points rather than averaging the off-site point first.
Make any changes to the Site Plan (A1.0) and Elevations (A3.0) as necessary.
4. Please provide a breakdown of the calculated structural lot coverage. For reference, lot
coverage is defined as the total ground coverage of all buildings and structures on a site
measured from the outside of external walls or supporting members or from a point 30 inches in
from the outside edge of the eaves, whichever covers the greatest area.
5. Please identify the datum selected to calculate the height rectangle on the Site Plan, Sheet A1.0.
You may redline your existing plans or submit three copies of your updated site plan (one reduced size)
and two sets of any updated pages of the building plans. Please make all submittals to a Development
Services Permit Coordinator, Monday through Friday,. 8:00 am to 4:30 pm. If you have any questions,
