Project Address: 8159 Frederick Pl
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Engineer of Record:
a.Provide a lateral analysis of the deck and the trellis.
b.Provide a gravity analysis of the project. Larger beams, point loads, and foundation,
both existing and new footings need to be addressed. The existing footings do not
appear to meet the prescriptive IRC requirements for minimum width for adding two
additional stories. The point loads appear to exceed the capacity of the proposed
footings.
c.Seal and sign the S sheet, or provide another S sheet with details for shear transfer
d.Justify the use of MST1-36 straps to connect shearwalls for overturning, but not
continuing them to the foundation with holdowns
2.Call out for hurricane clips at the rafters on details
3.Sheet A04-remove Mercer Island City Code from applicable codes. The Edmonds Community
Development Code (ECDC) is enforced within the city limits of Edmonds.
4.The existing chimney appears to be within 10 of the additions roof overhang. If this is the
case, the chimney will need to be extended to 2 higher than the nearest point within ten feet.
5.Provide a stair section showing rise and run, handrail/guard
6.Provide deck guard details
