SFR REMODEL AND DECK AT 1012 VIEWLAND WAY
Dear Mr. Baxter:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
1. Lot Coverage: Please provide a breakdown of the calculated structural lot coverage for
the site. Per ECDC 21.15.110, coverage is defined as the total ground coverage of all
buildings or structures on a site measured from the outside of external walls or supporting
members or from a point 30 inches in from the outside edge of the eaves, whichever
covers the greatest area. ADDRESSED, thank you.
2. Setbacks: It appears two features are proposed to encroach into setback areas: the
northern railwall and the southern stairs. According to ECDC 16,20.040.0 (Porches and
Decks). Uncovered and unenclosed porches, steps, patios, and decks may project into a
required setback not more than one-third of the required setback, or four feet, whichever
is less; provided, that they are no more than 30 inches above ground level at any point.
Please verify the location of these features and indicate how each meets the setback
requirement. UNADDRESSED. The northern railwall and southern stairs are still
shown to project into the respective setbacks. The encroachment of a portion of the
northern stairs themselves would be OK (up to 30" worth) but the railwall cannot
encroach up to four feet into the street setback since it is greater than 30" above
grade. Similarly, the southern stairs may encroach up to four feet but no portion of
the stairs may be greater than 30". The railings on either side of the stairs range
from about 4' to 6' high within the rear setback area. Three or four stairs
themselves could encroach the rear ,setback, the railings cannot.
You may redline your existing plans or submit three copies of your updated site plan (one
reduced size) and two sets of any updated pages of the building plans. Please make all submittals
to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm. If
