Dear Mr. and Mrs. Everson,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
Critical Areas: The proposed deck/roof expansion is to take place within an identified
critical area pursuant to Edmonds Community Development Code (ECDC) Chapter
23.40; specifically, the site contains or is adjacent to a tributary of Shellabarger Creek
(CRA -20090063). As a result, please consult with a biologist to generate a critical
areas report describing the stream and the impact of the proposed project on it in
accordance with ECDC 23.90.
2. Lot Coverage: Please provide a breakdown of the calculated structural lot coverage
for the site. Per ECDC 21.15.110, coverage is defined as the total ground coverage of
all buildings or structures on a site measured from the outside of external walls or
supporting members or from a point 30 inches in from the outside edge of the eaves,
whichever covers the greatest area.
3. Datum: Please identify the datum selected. The datum point must be a permanent
point of reference such as the top of a manhole cover or street monument.
