09-0563 Kim.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: 7/31/2009 TO: Myeong Kim 926 Alder Edmonds, WA 98020 RE: Plan Check: BLD20090563 Project: Interior remodel Project Address: same During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Identify the use of all habitable rooms in the basement, e.g. bedroom, family room. 2.Call out window and door sizes 3.Provide floor heating information (as discussed at counter today) 4.Show smoke detector locations. 5.Identify if the water heater and the furnace are of the direct vent type (90 % efficient with plastic vent piping). If not, identify the source of combustion air, and detail the envelope requirements for the closet (insulate the walls and ceiling, combustion air sourse from outside, and a weatherstripped solid core door). 6.Because the alteration contains more than 500 square feet, a whole house ventilation system is required. There is an existing furnace. a.If the furnace communicates to the habitable rooms, then: i.Provide a timer for the 100 cfm fan proposed for the laundry room ii.Undercut the doors to the habitable rooms undercut by ½”, and iii.Post operating instructions by final. b.If the furnace does not communicate with the rooms, then i.Provide outside air to each habitable room (like small vents in windows, called fresh air 80s) per VIAQ 101.3.1.2. 7. Indicate if new gypsum wallboard (drywall) is going to cover the walls and ceiling. Pat Lawler patrick.lawler@ci.edmonds.wa.us Plans Examiner 425 771 0220 x1703
