Project Address: 23830 HWY 99, Suites 103 and 105
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Provide a copy of the Health Districts review letter.
2.Due to a change of occupancy from the approved building shell core permit from a B
occupancy to an A-3 occupancy, a number of issues will need to be addressed. A Tenant
improvement permit was not obtained for the existing billiard facility, so each of the following
issues will need to be addressed for the combined spaces 103 and 105.
a.An accurate occupant load calculation, based on the A-3 occupancy. After
discussing the matter with Ann Bullis, Building Official, the following criteria can be
used for the occupant load:
i.1 occ. per 50 sq ft at billiard table area
ii.1 occ. per 200 sq ft at the kitchen and storage area
iii.1 occ. per 15 sq ft at the lobby and waiting area near the bar
iv.1 occ. per chair at the bar
b.The plumbing fixture count and restroom facilities will need to be recalculated
according to IBC Chapter 29 for the entire building based on the current uses.
Include spaces with their own restroom facilities. Identify ADA accessible facilities.
3.Identify proposed ADA upgrades and costs associated with those upgrades, such as lever
handles on doors, to comply with the 20% exception of IBC 3409.7.
4.Provide counter details to show ADA compliance.
5.A note is to be added to the plans: With prepared food a grease trap is not required, but any
change in the menu and a grease trap may be required.
6.If any existing doors are to be eliminated, please note on the plans.
7.Provide an illuminated exit signage and emergency lighting plan.
