Dear Mr. Yang:
I have reviewed the above building permit application for the Planning Division, and it was
found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
Parking
1.: Your plans state that the previous use of the tenant space was a market. Retail
stores and markets require parking at a rate of one space per 300 spare feet. Restaurants
that are less than 4,000 square feet in area, however, require parking at a rate of one space
per 200 square feet. Therefore, the total number of parking spaces required for the tenant
space (stated as 1,100 square feet on your plans) will be increasing from 3.7 to 5.5 spaces
required. Since two more spaces are required for the proposed use, please provide a
breakdown of the parking calculations for the site to show that the site contains enough
existing parking spaces to allow for this change in use. As part of your breakdown for the
parking calculations, please provide the suite number/letter, existing use, size in square
feet, and number of required spaces (pursuant to ECDC 17.50.020) for each tenant space
within the site. The property manager/owner might already have information on the sizes
of the tenant spaces and existing uses that you could use for your calculations.
