Commercial Ct. 416 E. 41 St. Meridian, ID 83642 Boise, ID 83714 Design Review Process: Design review for signs is considered an administrative staff decision subject to the requirements of ECDC 20.60 (Sign Code) and 20.01 (Type I Staff Decision – No Notice Required). Analysis: 1.Location. The project site is located at 22000 Highway 99 within the General Commercial (CG2) zone. Projects in the CG2 zone are subject to the design standards found in ECDC 16.60.030. 2.Sign type. The proposed internally illuminated wall-mounted sign is a permitted sign type in the CG2 zone. The second sign involves refacing a portion of an existing pole sign only. Pole signs are a permitted sign type in the CG2 zone. 3.Size. The proposed wall sign is 25.83 square feet, which is less than the maximum allowed of one square foot per lineal foot of attached wall (50 feet). The proposed refacing of a portion of the existing pole sign will not cause a change to the current area of this sign. Based on the sign areas on file for the existing signs on site (BLD20020632), the existing pole sign is 86 square feet, the two existing “Shell” signs on the canopy are 12.77 square feet each, and the existing “Food Mart” sign, which is to be replaced by the new wall-mounted “Jacksons” sign, is 5.2 square feet. This yields a total existing signage of 116.74 square feet and a total proposed signage of 137.37 square feet, which is below the maximum allowed total signage of 200 square feet. 4.Color. The proposed signs are grey, white, and red in color. These colors are not excessively bright or garish. 5.Height. Pursuant to ECDC 20.60.030, the proposed wall-mounted sign may be a maximum of 14 feet high, or the height of the face of the building on which the sign is located. The height of the building is provided on the plans as 14.5 feet; however, the proposed wall-mounted sign is shown as being no higher than the height of the face of the building. The proposal to reface a portion of the existing pole sign will not cause a change to the existing height of the pole sign. Decision: Based on the facts and conclusions of this report, staff finds that the design review for this project (File No. APPROVED BLD20090739) is . I have reviewed the application for compliance with the Edmonds Community Development Code.
