During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.See attached citys consulting engineers plan review number 01 comments.
2.Drainage behind the interior foundation is required by page 3 of the Landau document
3.The square footages on sheet A-1 are incomplete and appear to be inaccurate. For the main and
upper floor the space calculated to 3560 square feet. The garage came to 759 square feet, and
the remainder of the basement needs to be calculated. Provide the math if the numbers
substantially differ.
a.Include all usable space measuring from outside of foundation to outside of
foundation, even if the walls are furred out inside.
b.For the basement level include the future unfinished shop, but not the storage area
with less than seven foot headroom.
c.The stairwells need to be included and any usable space under the stairs five feet or
more in height.
d.The basement bathroom and the tool storage room also need to be included.
4.Provide a guard at the edge of the storage area to the future shop, as required per R312.1, raised
floor surfaces.
5.Identify on floor plan all required safety glazing locations, including:
a.30x40 casement adjacent to dining room door
b.windows at stair landing stairwell #2
c.windows adjacent to the front door
d.30x40 at master bath tub
e.corner window adjacent to sliding portion of study door
6.Missing fan in garage bath
7.Missing fan in master bath toilet room
8.Construction note 1/A-4 incorrectly requires an insect screen on the dryer exhaust vent, which is
prohibited by M1502.2 because of the potential fire hazard of lint building up.
9.Detail 9/A-10 calls for the subfloor to be glued and screwed. Screws do not provide the floor
diaphragm nailing as required by engineering sheet S-0, and the note should indicate that the
screws cant be used in place of nails. If the spacing isnt too close, screws can be used in
addition to nails. Have the engineer of record address additional screws, if desired.
10.Provide construction details for the short walls used as guards. Justify how they conform to the
200 lb. top of guard, and the 50 lb per square foot loads required by code.
11.Provide product data for waterstop to be used in foundation keyway per detail 4/S-6
