Project Address: 610 Alder Street
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.The 5 laminated beam floor is unusual and for the second story addition appears to clear span
26. Either justify the long span, or shorten the span. A suitable beam across the edge of the
living room and kitchen at the new wall by the W/D would do the trick if the beam is properly
sized. It could span either to the new foundation, requiring a larger beam, or a footing could be
added under the new W/D wall. The added point load should be taken into account where it
drops into the footings.
2.Specify the lumber species and grade for floor, floor/ceiling joists, built up beams, beams, studs
and rafters.
3.Change the Energy code notes to comply with the 2006 WSEC: Flat ceiling R-38, Vaulted
rafter bays R-30, Floor over crawl R-30.
4.Provide a detail for the typical 4x10 cantilevered beam supporting the roof overhang. Include
the transition from 2x12 rafters to 2x6 rafters, and the connections to prevent wind uplift.
5.Provide column requirements for the large ridge beam, and follow to foundation.
6.The 2x6 ceiling joists above the new bedroom appear to be overspanned. Justify with
calculations, or tighten the spacing to 8 on center, or doubled up at 12 or 16 on center. The
bearing wall will need a beam or footing in the crawl space at the jog by the front door to pick
up the extra load.
7.Provide framing plan of 2x4 overframing at stepped roof area. Include connections for wind
uplift.
8.Provide framing plan and detail for corner window header in living room.
9.Provide a minimum 50 cfm fan in the bathroom, 100 cfm fan in kitchen.
