Dear Mr. Miller, Thank you for your comments found in the second Comment Letter referenced above. Two sets of nearly identical plans are being submitted for your re -review, one for each permit number, as you requested. Reference the attached documents for the 'clouded' revisions to the documents since the application submittal. Our full Response to your Design Review Comment Letter is as follows: Comments related to BLD2019-0222 and BLD 2019-0346 The smoke gasket was installed for additional sound control. The Tenant has asked us to revise the schedule to show the use of silencers in lieu of the continuous gasket. Comments related to BLD2019-0222 A-111 — FLOOR PLAN — WALL TYPES & DETAILS 8. Floor Plan C — Floor Plan b) The IBC Table 1004.1.2 value for a business use should represent a blending of the activities common in a business, including toilets, storage, offices, circulation, reception and conference rooms. The lunch and conference area are small, not large enough to be used for an 'assembly' level of usage. I have updated the occupancy information found on the documents to include the common toilet room. I have also recalculated square footage used to calculate the occupant load, excluding the exterior wall area. A table has been added to the Code Analysis showing the occupant load / required plumbing fixture calculation. c) The response was accurate. The south wall of the Board Room will be left in the existing configuration (there are no windows). Wall type C is used to match the original shear wall for the application of finishes. Comments Related to BLD2019-0346 A-111— FLOOR PLAN — WALL TYPES & DETAILS 11) A-111 Floor Plan C - - FLOOR PLAN b) The response should have said that Wall Type B will be used below the front edge of the counter to support the reception desk. You are correct, the existing framing will be removed d) Room 107, Kitchenette. The space will be equipped with an under counter refrigerator, with a total depth of 24.5 inches. The width of the access passage will increase to 42 inches. A-121— REFLECTED CEILING PLAN 14. Reference the updated Light Fixture Schedule on Sheet A-121 for the performance data of the light fixtures. Also, see the attached WSEC lighting energy forms. Comments related to BLD2019-0222 and BLD2019-0346 G-001 — Cover Sheet 16) Code Analysis a) The previous resubmittal reduced the size of the Mezzanine by isolating the area accessed by an inspection hatch No. 106. The increased floor area is desirable, so the Code Analysis has been revised to designate a second floor. b) Deleted. c) Deleted. d) Deleted. 17) Scope of Work a) Revised the Second Floor label. 18) Detail 3, A-111 has been revised to clarify the requirement of the fastener being used. A-121— Reflected Ceiling Plan 19) The Owner has elected to delete smoke gaskets and use silencers. Refer to the Code Summary, Plumbing Fixture Table on G-001. b) Reference the revised A-111 for the revised location of the drinking fountain. Comments Related to BLD2019-0346 — Suite 104 21) Detail 5 — Reception Counter - Plan Reference the revised detail for the ICC ANSI compliant dimensions. 22) Floor Plan. a) The Code Analysis has been revised to designate a second floor. b) The reduction of the area of the Mezzanine is no longer necessary. The area referenced has been returned to use as storage. c) The opening is no longer an inspection access panel. Reference the Door Schedule for the door to be provided.
