Project: Kennard Porch Enclosures
Project Address: 1031 C Ave S.
During re -review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Please note minimal information was submitted and it is likely that there will be
additional corrections after the items below are addressed.
1) Still need -no response given. Site plan says proposed covered deck. Is this included in this scope of
work? If so, provide deck construction plans and details for review.
2) Still need -no response given. Clearly note on the site plan the location of the additions as part of this
permit application.
3) Still need -no response given. Clarify proposed uses of space. Plans say office and hobby/craft room and
permit application says for dinning room and exercise room. Coordinate.
4) Still need. Expand floor plan to show all rooms adjoining the additions (both locations) including any
and all doorways, windows, closets, hallways etc.
5) Still need. For new hobby/craft room enclosure provide complete floor framing and foundation plans to
show how all loads are being carried to bearing. Also, since this space is being converted to habitable
space it must meet current code (i.e. continuous foundation, floor insulation, etc.).
6) Option deleted-ok but still need size ofposts and how all loads are being carried to bearing. Provide
engineered detail for option to sister new 3 118" x 12 GLB ridge to existing 6x12 since the Glulam is
and engineered wood product. Also, specify size of posts and show how all loads are being carried to
bearing.
7) Still need calculations -none provided. Enclosed hobby/craft room as well as the proposed office area
does not meet the minimum wall bracing requirements of the IRC. Provide lateral calculations stamped
and signed by a Washington State Licensed Professional Engineer or revise plans to meet conventional
construction.

9) Still need. Specify where cross section on sheet 3 applies.
10) Note says new 18" x 12" continuous footing typical where applicable. Provide foundation detail
including required rebar. Provide a foundation plan for new office area. A continuous foundation is
required at this location unless calculations are provided stamped and signed by a Washington State
Licensed Professional Engineer.
