During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the above items to a
Permit Coordinator.
1) Complete the enclosed plumbing fixture count worksheet for all new or relocated fixtures.
2) Specify all uses of space throughout the existing residence.
3) Provide a detailed description of work for interior remodel portion of project. From the plans it
is hard to tell the full scope of work (i.e. is the kitchen being remodeled?).
4) Safety glazing is required for the windows at the stair way if they are within 60" of the stair
walking surface. Label as safety glazed on plans or provide dimensions to show that it is not
required.
5) Change note A#1 on sheet S.10 to include the International Residential Code.
6) Change note D#1 to applicable code. The City is no longer using the Uniform Building Code.
7) Per the structural calculations East-West Lnorth SW3 is required to be 6' and plans show 4'
minimum. Revise plans to match calculations or provide revised calculations.
8) I was unable to located North-South Uwest 14' SW 6 and GarEast 23' SW6 on the plans. Show
on plans.
9) Show size and location of all posts and/or multiple studs at each beam/header to verify that all
loads are being carried to bearing.
10) Specify if the 23/4" x 12 PSL garage header and stair beam are existing or proposed. If proposed
provide beam calculation.
11) Specify size of existing foundation and provide calculations to justify that the existing
foundation is adequate to carry additional loads from the 7x16 PSL. Also specify post size and
provide calculations for 4x6 header with point load from this beam.
12) On the shear wall schedule reference note 5 at SW4 and SW3.
13) Specify interior footings and/or foundation supporting loads from 3 1/8" x 7 %2" GLB to assure
that all loads are being carried to bearing.
