RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2010-0021
WORTHINGTON RETAINING WALL AT 717 ALDER STREET
Dear Mr. Shapiro:
I have reviewed your site plan revision for the above building permit application for the Planning
Division, and it was found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
Existing Wall:
1.Your plans show a double line around almost the entire perimeter of the property,
which makes it look like the previously existing retaining wall went along the full lengths of the
north, east, and west property lines; however, it did not run along the northern property line and
possibly along portions of the eastern and western property lines. Please correct your plans to show
the actual location of the previously existing retaining wall. Additionally, your plans state “exist
wall has no cross hatching, all new wall is crosshatched.” No cross hatching is provided on your
plans. Therefore, please correct the location of the previously existing wall, and indicate all new
portions of the retaining wall with cross hatching.
Wall Height:
2.Retaining walls located on private property must meet the minimum required
setbacks for the zone in which they are located unless the walls are less than three feet in height
over original grade. This requirement is not applicable to the portion of the new wall located within
the city right-of-way allowed under the encroachment permit (ENG20100002). However, for any
portions of the new wall that are located on private property (including all portions connecting the
portion of the wall in the right-of-way to the previously existing walls), please label top of wall and
original grade elevations at five-foot intervals to show that the portion of the new wall located
within the minimum required setbacks will not exceed three feet in height over original grade.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at (425) 771-0220, ext.
1224.
Sincerely,
Development Services Department - Planning Division
