During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Engineer of Record:
a.The grid line adjacent to grid line 1, in line with the rear covered porch beams and
breakfast nook, appears to rely on the unblocked roof diaphragm for shear transfer.
The nook wall and beam line of the porch are about 12 out of alignment with
gridline 1, which is the closest wall line with any shear capacity. There are no
collectors to transfer the shear walls in grid line 1 to the exterior walls. Specifically
justify the shear in gridline 1, 2, and the breakfast wall line.
b.Specifically justify the shear in grid line D
c.Specifically justify the shear in the front porch longitudinal grid line.
d.For shear walls the typical aspect ratio is h/b. Please give brief explanation of why
the aspect ration check is (2w/h). What is the determining ratio that is acceptable?
2.Identify all post to beam, beam to wall, and beam to beam, and rafter to beam connections for
the roof framing members. There are a multitude of beams and posts which all need to tie
together with more than just toenails. A note on the roof plan with the minmum positive
connections addressing each of the the different types would be satisfactory, e.g at rafter to ridge
beam, min. Simpson RR connector or equivalent.
3.Detail 8/8 calls for weep holes, and indicates these are to be below grade. Revise the location of
the weep holes to be at or above grade, with the area between the masonry and the foundation
below grade to be solid grouted, see figure R703.7. Identify the weep hole size (min. 3/16) and
spacing (max 33 oc), per R703.7.6.
4.Indicate species and grade of the PT 6x6 wood columns for the porch roofs.
5. Provide shop drawings from Glue Lam beam manufacturer for the two curved porch beams.
