The height and elevation questions I had with the previous round of comments were resolved — thank you. However, before I can sign off on the permit, please address this one additional concern: 1. Landscaping gap on eastern property line: On the Planting Plan (Sheet L-2.0), please incorporate additional Type I landscaping in the area where the northernmost `hazardous pine tree' is to be removed. With the removal of that tree, there will be an approximately 40 -foot gap in the landscaping between the proposed Douglas Fir and the existing row of deciduous and fir trees which obscure the fagade of the existing building. Per ECDC 20.13.030.A, Type I landscaping is intended to provide a very dense sight barrier to significantly separate uses and land use districts. The Type I requirement is noted on the associated Site Plan (Sheet A-1.0) but plantings of that type were not identified on the Planting Plan. It may be possible to simply redline the necessary changes on the existing plan sheet. Otherwise, please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you have any questions, please contact me at (425) 771-0220.
