Dear Mr. Nguyen:
I have reviewed the above building permit application for the Planning Division, and it was
found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
Critical Areas Checklist:
1.The City’s critical areas code (ECDC 23.40) requires the
submittal of a Critical Areas Checklist with any building permit application that includes
disturbing ground. Although in the case of your application, the only ground that will be
disturbed is for the concrete slab below the new bay window, a Critical Areas Checklist is
still required. Please fill out and submit the enclosed checklist along with the $155 fee.
Staff will then visit your site to make sure that the proposal will not impact any critical
areas on or adjacent to your property.
Lot Coverage
2.: Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest
area. Please provide lot coverage calculations on your site plan. Note that the lot coverage
calculations must include the areas of the footprints for the existing residence, covered
porch, bay window, garage, and any other existing or proposed structures. Please provide
the total lot coverage in square feet and as a percentage of the lot area. The maximum
allowed lot coverage for the RS-8 zone is 35 percent of the net lot area.
Please make all submittals to a Development Services Permit Coordinator, Monday through
