Mukilteo, WA 98275 RE: Plan Check: BLD20100166 Project: SFR rd Project Address: 20023 83 Ave W During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Engineer of Record: a.Stamp and sign both of the structural plan sheets (S sheets). b.Provide gravity analysis for foundation (architect of record may also provide this, if qualified). Note: minimum 3”x3”x.229” plate washers required per IBC Section 2305.3.11, which differs from typical details on sheet A3. c.Provide detail for MSTC40 straps at the rear wall where the straps do not align with the holdowns below, and also do not have a header as in detail 6/S-1. 2.Identify joist hanger requirements at the deck ledger connection. Include the proper galvanizing requirement for contact with ACQ pressure preservative treated wood. 3.Provide safety glazing for 5/0x4/0 window at soaking tub. 4.Provide deck guard detail that shows how the required 200lb load at the rail and 50 PSF at the interior of guard is maintained for the decks. 5.Provide detail for overhang at structural gable truss at garage stepped roof. Concern is cutting lookouts into structural truss not designed to be notched. 6.Call out column size species and grade, as well as base and cap hardware requirements at the rear decks. 7.Indicate ½” airspace between furred wall and concrete wall in basement, or the use of PT framing. 8.Footing drain detail: a.Indicate filter fabric location. b.Rock or gravel to be minimum 2 sieve sizes larger than the pipe hole dimension.
