HENTHORN SINGLE-FAMILY RESIDENCE AT 610 ALDER STREET
Dear Mr. Irwin:
I have reviewed the above building permit application for the Planning Division, and it was found
that the following information, corrections, or clarifications will need to be addressed before review
can continue:
Site Plan
1.: Please show and label the outlines of the two second floor decks on your site plan.
Height Calculations
2.: The two second floor decks must be included within your height
rectangle for your height calculations since they are both covered. Therefore, please expand
your height rectangle to the east and west by three feet each in order to include the decks in
your height rectangle and make any necessary updates to the elevations of Points A through D
used for the height calculations.
Retaining Wall
3.: Please show the existing retaining wall on your site plan.
Lot Coverage
4.: Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or from
a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. It
was noted that you included the eaves exceeding 30 inches in your calculations; however, it
does not appear that the two second story decks were included. Therefore, please update your
lot coverage calculations to include the two decks. Since a portion of these decks are within
the areas of eaves that you already included in your calculations, the portion of eaves
exceeding 30 inches will likely decrease with this correction to the calculations.
The above corrections may be redlined on the plans you have on file with your application. Please
make all submittals to a Development Services Permit Coordinator, Monday through Friday, between
