SFR REMODEL/DETACHED GARAGE AT 229 4TH AVENUE SOUTH
Dear Mr. Crawford,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
1. Datum Point: On the site plan, please show the datum point used to calculated the
height of the detached garage and include its elevation.
2. Elevations: Please double check the elevation drawing for the actual ridge and
maximum height for the proposed garage.
3. Structural lot coverage: Please revise the structural lot coverage calculations to
exclude areas of roof overhang. According to ECDC 21.15.110, "[c]overage means the
total ground coverage of all buildings or structures on a site measured from the outside
of external walls or supporting members or from a point two and one-half feet in from
the outside edge of a cantilevered roof, whichever covers the greatest area. "
You may redline your existing plans or submit three copies of your updated site plan (one
reduced size) and two sets of any updated pages of the building plans. Please make all submittals
to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you have any
