Dear Mr. Munson:
I have reviewed your resubmittal dated 8/12/10 for the above building permit application for the
Planning Division, and it was found that the following information, corrections, or clarifications will
need to be addressed before review can continue:
Height Calculations:
1.Please make the following corrections to your height calculations:
a.It was noted that you made updates to sheet A-1.1 in respect to the height calculations. It is
still unclear, however, which point was used as a datum point and what elevation was used
for the datum. Sheet A-1 has the existing catch basin near the southernmost corner of the
site labeled as the datum, but this point is not shown on sheet A-1.1. Additionally, the
elevations for this catch basin are provided as “TE” = 284.88’ and “IE” = 269.88’, but these
elevations do not correspond with the elevations of Points A through D of your height
rectangle, which range from 86.88’ to 87.60’, as the building site is not 200 feet lower than
the datum point. Please make sure that the datum point is shown on Sheets A-1 and A-1.1
and specify what elevation was used for this point and where that elevation can be
measured (i.e. top of catch basin lid). Additionally, please provide the elevations of Points
A through D as they relate to the elevation of the actual datum point.
b.It was noted that the elevation of Point C was rounded up when taking the average of
Points C.1 and C.2. Please correct the height calculations so that no numbers are rounded
up.

Landscape PlanPlease make the following corrections to your landscape plan:

a.Thank you for updating your landscape plan in response to my comments sent on 7/12/10.
It was noted that in response to the comments regarding the pin oaks, you removed the
three pin oaks that had been located under an existing tree. It was noted, however, that
there are still two pin oaks shown very close together near the southern side of the building.
Due to the size of the pin oak species, it seems that one pin oak would work in this
location, but they will likely grow too large to have two so close together. Therefore, it is
suggested that you either remove one of the pin oaks, or move one to a location where it
will have more room to grow without crowding out other proposed or existing plants and
trees. This item can be redlined on your landscape plan.
b.Thank you for providing the landscape estimate from Alexander-Buckingham. It was
noted that this estimate references the landscape improvements per plan sheet L-1 dated
4/2/10. Since the landscape plan has been updated a few times, it is unclear which version
was reviewed by Alexander-Buckingham. Therefore, please verify that the cost estimate is
based on sheet L-1 through the revisions done on 7/23/10, submitted to the City on 8/12/10.
We will utilize the updated landscaping estimate to calculate the amount for the
landscaping performance bond (if applicable) and/or maintenance bond.
Civil Plans:
3.It does not appear that my comment regarding the civil plans from my July 12,
2010 letter was addressed with your resubmittal. 7/12/10 Comment - Sheet 1 of your civil plans
indicates clearing limits extending out to the property lines; however, the entire site is not
intended to be completely cleared. Please indicate the existing trees that are to be retained on
Sheet 1 of the civil plans. This may be redlined on your plans. You may indicate the areas that
are not to be cleared by redlining your civil plans with areas of tree protection fencing around
each of the trees that are to be retained.
