CHANGE OF USE TO AUTO SALES, LOCATED AT 21210 HIGHWAY 99
Dear Mr. Ciuca:
I have reviewed your resubmittal dated May 28, 2010 for the above building permit application for the Planning Division,
and it was found that the following information, corrections, or clarifications will need to be addressed before review can
continue:
Lot Combination
1.: Your consultant, Darrell Kollhopp, has indicated that Western Engineers will have the
application prepared for the lot combination near the end of this week. Western Engineers should be familiar with
our submittal requirements, but please contact me if you have any questions on submittal of the lot combination
application. Mr. Kollhopp indicated that you plan to do the lot combination through our lot line adjustment process.
In order to ensure that the submittal for the lot line adjustment can be processed by the City as quickly as possible,
please be sure to include all minimum lot line adjustment application requirements including:
a.Land use application form (including signatures by the property owner and applicant). I mailed a copy of

our land use application form to Michael Owen, property owner, on May 6, but let me know if you need
any additional copies.
b.Three copies of dimensioned plans (if larger than 11” by 17”, a reduced copy is also requested) prepared by
a licensed surveyor including legal descriptions of the existing and proposed lot(s).
c.A title company certification for both parcels which is not more than 30 calendar days old.
d.The $420 processing fee.
Landscaping:
2. Refer to the following comments regarding the landscaping:
a.Thank you for showing the landscape areas on your site plan and for the detailed plan for the landscape

St. SW. The detailed plan indicates prunus laurrocerasus
areas adjacent to Highway 99 and 212
zabeliana within these landscape areas. ECDC 20.13.030.D.2 requires that shrubs within Type IV
landscape areas not exceed three and one-half feet in height. You are welcome to use these shrubs and
prune them as needed if they grow above three and one-half feet in height, or if you would rather switch the
shrub to a different lower-growing shrub that would not require as much pruning, that would be acceptable.
This is only a comment; you are not required to change the shrub unless you choose to.
b.Please provide detail on the Type V landscaping to be provided within the landscape areas adjacent to the
building. You may refer to ECDC 20.13.030.E for the regulations related to Type V landscaping.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and
