W Dear Mr. Wood: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Setbacks: 1.The RS-20 zone requires a minimum side setback of 10 feet on each side with a total of 35 feet between the two sides. You provided the distance between the deck and the southern property line as 15 feet. In order to confirm that the proposal complies with the minimum required setbacks, please also provide the distance from the northernmost wall of the residence to the north property line. If the sum of this distance plus the proposed distance from the deck to the southern property line is less than 35 feet, then the deck will need to be reduced in size in order for these setback distances to add up to a minimum of 35 feet. Lot Coverage 2.: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please provide lot coverage calculations on your site plan. Note that the lot coverage calculations must include the areas of the footprint of the existing residence, proposed deck, garage, shed, and any other existing or proposed structures. Please provide the total lot coverage in square feet and as a percentage of the lot area. The maximum allowed lot coverage for the RS-20 zone is 35 percent of the net lot area. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
