Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Geotech of Record: a.See and respond to attached comments by the the city’s consulting geotechnical engineering firm. 2.Engineer of record: a.Provide a detail for the 36” wall/guard at the top of the stairs meeting the minimum requirements for the 200 pound loading. b.Sheet S-1, general construction notes, under concrete construction make reference to UBC 1904 and 1905, which are outdated codes. c.Sheets S-3 and S-4 shearwall note # 7 should also include “adjoining” panel edges, per IBC Table 2306.4.1(e). d.The interior (point load) footings in the garage conflict with page 8 of the geotech report requiring no isolated footings. 3.Garage notes on architectural sheets do not match the geotech report for slab on grade sub-grade requirements. 4.Smoke detectors are missing in bedroom # 4 and the den, which has a closet, is considered a potential sleeping room. 5.In the title block portion of the plans, under Copyright Notice, and Contractor notice, reference is given to “architect”. Either eliminate or change the word to “designer” or something different than architect, or provide architect’s seal and signature.
