RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2010-0319
GARAGE AT 704 MELODY LANE
Dear Mr. Storm,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
Structural lot coverage: Please include structural lot coverage calculations to include
only the residence, the existing garage, and the proposed garage. According to ECDC
21.15.110, "[c]overage means the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from a
point two and one-half feet in from the outside edge of a cantilevered roof, whichever
covers the greatest area. "
2. Scaled site plan: Please make sure the site plan is accurately scaled and indicate the
chosen scale.
3. Datum point: The datum point is called out on the site plan as `marked on wall'. The
datum must be a permanent point of reference — manhole cover, catch basin rim, etc.
Please show the selected point on the site plan and identify its elevation.
4. Height calculation: Please show the average and maximum heights calculated from
the height analysis as well as the actual height of the proposed structure on one of the
elevation drawings.
5. Use: Please keep in mind that according to ECDC 16.20.010.B.6.d, accessory
buildings may provide private parking for no more than five cars on a single family -
zoned lot.
Please submit three copies of your updated site plan and two sets of any updated sheets of the
building plans. Please make all submittals to a Permit Coordinator, Monday through Friday, 8:00
