Inc. has submitted an application on behalf of AT&T Wireless Depot Inc. for a wall-mounted sign to be located at 22511 Highway 99, Suite #109. Applicant Property Owner Ranch 99 Market Martin Bros. Inc. 18621 East Gala Ave. 3165 Commercial St. SE Industry, CA 91748 Salem, OR 97302 Design Review Process Design review for signs is considered a Type I decision subject to the requirements of Edmonds Community Development Code (ECDC) 20.01.003 and ECDC 20.60 (Sign Code). Analysis: 1.Location. The subject site is located at 22511 Highway 99, Suite #109, within the General Commercial (CG) and Community Business (BC) zones. The site is designated as Highway 99 Corridor in the Edmonds Comprehensive Plan. The proposal is subject to the general criteria found in the sign code (ECDC 20.60) and the design guidelines within the Comprehensive Plan. 2.Sign type. The proposed wall-mounted sign is a permitted sign type in the Highway 99 area. The site is permitted to have one sign per tenant space. The proposed sign will be the only wall-mounted sign for Suite 109. 3.Size. The maximum allowed area of wall signs within the CG and BC zones is 1 square foot per lineal foot of attached wall or tenant space. The applicant has stated that the tenant space is 24 lineal feet. Thus, the maximum allowed sign area for the tenant space is 24 square feet. The plans indicate that the sign will be 21.15 square feet. Thus, the proposed sign complies with the square footage requirement for wall signs. 4.Color. The proposed wall sign includes a blue and white logo and black channel letters. These are acceptable colors for this site along the Highway 99 Corridor. The applicant had originally proposed a new lexan tenant sign with an orange background; however, it was determined that this would not be consistent with the white backgrounds of all other existing tenant signs. The applicant decided not to replace the tenant sign and to retain the existing tenant sign with a white background. 5.Height. Wall signs may be a maximum of 14’ high or the height of the face of the building. In this case, the top of the sign will be less than the height of the face of the building and will comply with the height requirements. 6.Illumination. The sign will be internally illuminated, which is allowed for signs within the Highway 99 Corridor. Decision: Based on the facts and conclusions of this report, staff finds that the design review for this project (File APPROVED No. BLD20100336) is .
