During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Geotech of Record:
a.See and respond to attached comments by the citys consulting geotechnical
engineering firm.
2.Engineer of record: The S sheets do not match the calculation package in a number of
respects.
a. For example beam 6 is identified as a 3-1/8x10-1/2 where sheet S-4 shows a 3-
1/8x9. Beam 7 calcs show 3-1/8x12, S-4 shows 3-1/8x9.
b.Sheet S-4 does not show the 6x12 header extending over the SW at the family room.
c.SSW24x13 at living room and SSW24x10 in the master bedroom in calcs are both
called out for SSW24x11.
d.Slab on grade requirements differ from geotech report.
e.The deck columns differ from calc package to S sheets.
f.Sheet S-1, general construction notes, under concrete construction make reference to
UBC 1904 and 1905, which are outdated codes.
g.Provide a lateral analysis for the large deck, including the ledger connection.
h.Two different details identify the deck surface as either 1x6, or 5/4x6 cedar. Identify,
and include grade, and justify joist spacing.
3.Provide the ES report for the stucco system. If this is to be a deferred submittal, the stucco work
shall not commence prior to product approval.
4.There appear to be potential conflicts with R613.3 sill heights and potential fall of six feet or
more. Identify the sill height for the living room windows.
5.Note 53, sheet A-4 indicates 2x6 studs @16oc. Is this correct?
6.In the title block portion of the plans, under Copyright Notice, and Contractor notice, reference
is given to architect. Either eliminate or change the word to designer or something different
than architect, or provide architects seal and signature.
7.Identify deck beams, joists, and columns, and all wood exposed to the weather as pressure
preservative treated or naturally decay resistant.
8.Identify all hardware and fasteners in contact with PT wood to be either hot dipped galvanized,
or stainless steel.
