During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Structural engineer of record:
a.Pages 27 and 31 of the calculation package refer to load factors related to the 2003
IBC. Currently the 2009 IBC is adopted. Either provide new calculations, or a
statement that the calculations would meet the 2006 code standards.
b.The shearwall notes indicate that slotted 3x3x1/4 plate washers may be used.
Include a note that a standard cut washer will also be required in addition to the
slotted washers.
c.Are posts required under the beams located at the vegetated roof area?
2.Provide construction details for the wood maintenance pad at the vegetated roof. Identify the
use of the pad. If the pad and/or the vegetative roof are to be walking surfaces, then they will be
required to have a guard per R312.
3.Window 2a appears to require safety glazing above the soaking tub.
4.The slab on grade on the lower level, as indicated in detail 3/S3.2, is required to have a footing
drain. Provide a construction detail and show the location of the drain and termination on the
site plan.
5.The garage is indicated to be heated. Identify the heat supply, e.g. electric wall heater. The heat
cannot be supplied by the same HVAC system that supplies other portions of the home.
