Before I can sign off on the permit, however, the following information needs to be clarified: 1. Lot combination: According to the Snohomish County Assessor's office records, the subject site is comprised of two unplatted parcels - Tax ID #'s 27033600300500 and 27033600300600. The site plan submitted verifies the presence of these parcels. Before continuing with the garage project, both lots will need to be joined into one. This can be done be either a lot line adjustment or a lot combination. The fee for either application is $420, but the lot line adjustment requires a survey whereas the combination does not. In cases like these where the parcels are owned by the same person, the combination is used more frequently. ECDC 20.75.055 contains the specific code provision for lot combination. To apply for a lot combination, please submit the following information: a. Land use application form (see Handout B) and cover letter describing the project, including legal descriptions of the lots; b. Three copies of a scaled site plan or survey (if larger than 11" by 17", a reduced copy is also requested) showing the existing lot lines and the line(s) proposed to be eliminated (a survey is not required); c. A title company certification for both parcels which is not more than 30 calendar days old; d. Adjacent property owner list (see Handout P2); e. The $420 processing fee. Following review and approval, the decision is mailed to all adjacent property owners within 300 feet of the site for an appeal period. A copy of the decision is also provided to the County so that they can finalize the elimination of the parcel line. 2. Elevations: Please show the calculated average grade, the maximum allowable height, and the actual height of the proposed structure on one of the sections or elevations on pages a4 or a5. The Comprehensive Plan as well as the Edmonds Community Development Code (ECDC) and related development documents are available at: http://www.ci.edmonds.wa.us/plan div.stm, 3. Eastern street setback: The new garage structure must be set back 25' from the eastern property line adjacent to 101" Place W. The site plan indicates the structure will be set back 24.5'. Please verify the location of the proposed structure to ensure it will comply with the required setback. Please submit three copies of your updated site plan and two sets of any updated sheets of the building plans.
