Dear Mr. Thompson,
I have reviewed the above building permit application for the Planning Division, Before I can sign off on
the permit, however, the following information needs to be clarified:
Lot combination: According to the Snohomish County Assessor's office records, the subject
site is comprised of two parcels - Tax ID #'s 00408800000800 and 27043000207300. The site
plan submitted verifies the presence of these parcels. Before continuing with the addition
project, both lots will need to be joined into one. This can be done by a lot combination. The
combination is necessary because the narrow lot is nonconforming and is considered by the
Edmonds Community Development Code to be'combined' with the lot to the south since the
lots are in common ownership (ECDC 17.40.030.C).
I have generated a letter reviewing the code and the lots in question. Please take it to the
County Assessor and submit it along with the County's segregation request form (available at:
http://assessor.snoco.oi-g/forms/FormStore/segre ag tion request.pdf) and they will proceed to
eliminate the property line between the two lots. For resubmittal, please provide
documentation from the County indicating their acceptance of the combination.
2. Structural lot coverage: On the site plan, please include structural lot coverage calculations,
excluding areas of roof overhang. According to ECDC 21.15.110, "[c]overage means the total
ground coverage of all buildings or structures on a site measured from the outside of external
walls or supporting members or fi°orn a point hi,o and one-half feet in from the outside edge of
a cantilevered roof, whichever covers the greatest area."
Please submit three copies of the updated site plan (one being reduced size) and a copy of the
documentation from the Assessor's Office. Please make all submittals to a Permit Coordinator, Monday
